DIRECTOR OF MAINTENANCE

Basic Function: 

Lead and direct the maintenance division for Central Park Management in providing all maintenance for properties managed including long-term housing rentals, self storage management, commercial leasing and Association management.

Responsibilities & Duties:

  • Oversee and manage all aspects of maintenance operations
  • Lead and supervise a team of maintenance technicians and laborers, providing guidance and support as needed. Establish work loads and schedules
  • Evaluate staff and make hiring or termination recommendations; Manages and motivates his/her staff to provide quality service
  • Coordinate and prioritize maintenance activities, including preventitive maintenance, repairs and equipment upgrades
  • Provide technical knowledge and skills for maintenance projects and self-performs maintenance as needed
  • Negotiate, organize sub-contractor contracts and inspects contractor's work to ensure that safe work practices and procedures have been followed and quality work is preformed
  • Ensure that preventative maintenance procedures have been followed
  • Oversee ordering of materials and supplies needed for maintenance repairs and projects. Monitor and maintain inventory of spare parts, tools, and equipment.
  • Maintain maintenance shop and other various maintenance areas
  • Establish and maintain effective working relationships with vendors and general public
  • Responsible for all billing of work orders and projects
  • Ensure compliance with safety regulations and standards
  • Collaborate with department Managers
  • Work toward continual improvement of overall organization

  • Proven experience in a leadership role within a maintenance department
  • Strong knowledge of maintenance, management principles and practices

  • Ability to effectively manage resources and prioritize tasks
  • Previous property management or facilities/building management experience

  • Be reliable, dependable, honest

Perks and benefits: 

  • $75,000.00 - $83,000.00 per year depending on experience

Experience Level:

CLIENT SERVICE AGENT / BOOKKEEPING ASSOCIATE

Basic Function: 

Working closely with our management team to assist in managing the day-to-day accounting and finance requirements for managing properties. Answering phones, assisting customers, supporting the Team in providing high quality services to our clients. Confidentiality, excellent organizational skills and accuracy are important qualifications for this position, as well as good customer relations and the ability to communicate clearly. The ideal candidate for this position is has strong attention to detail, reliable and is committed to consistently meeting deadlines. 


About the position:

  • Answer phones, route calls, take/relay messages
  • Greet and assist clients as needed
  • Sales and rental agreement preparation for self-storage
  • Client communications
  • Monthly data entry
  • Maintaining accounts receivable
  • Accounts payable management
  • Generate and submit invoices and account statements
  • Performing account reconciliations
  • Maintaining client files and records
  • Producing monthly financial and management reports
  • Recording and preparing meeting minutes
  • Budget preparation and input
  • Estoppel preparation for Associations
  • Other duties as assigned

  • $45,000-$50,000 to start, depending on experience
